IMPORTANT CONSIDERATIONS: There is a lot to love about our home, but let's be sure it's the right fit for you...
1. Rental Agreement: Must sign agreement & provide ID within 48 hours of booking (or immediately if arrival is within 48 hours). Failure to sign will result in cancelation with applicable cancelation penalties.
2. Occupancy: Max 12 persons at the home at any given time, including non-overnight guests. This count includes adults, children and infants.
3. NO parties/ gatherings: We have a strict NO party policy for the home and property. Any person count over the max occupancy will be considered a party/ gathering and result in immediate removal without refund.
4. Minimum Age: Booking guest must be age 21+ (or active military) & occupant of the Property.
5. Quiet Hours: Quiet hours are from 10 pm to 8 am daily. We utilize exterior security cameras to ensure this. Do not tamper with, unplug or
turn off power to security cameras.
6. Accessibility: Multi-level home with all bedrooms accessible via stairs; main access points to home accessible via stairs; no elevator.
7. Location: May hear noise from other homes in the complex, occasional construction sounds.
8. Sleeping Arrangements: 3 King Beds, 2 Queen Beds + Queen sleeper sofa.
9. TVs: streaming services only; no local cable.
10. ANIMALS/ PET POLICY. DOGS ONLY. NO CATS or any other pets/ reptiles. Well-behaved, potty-trained dogs (up to 2 per stay) welcome with non-refundable fee of $25/ night/ dog (if not selected at time of booking, will be requested post booking). Must register in advance. Keep off furniture; Dispose of pet waste outside; must remain leashed while outside of home; Licensed service animals are always welcome with no additional fee associated.
11. Nature and Pests: Expect bugs in the South. While we take precautions to prevent critters from entering the home, occasional encounters are inevitable.
12. Photo/ Video Shoots: We do open our Property to allow for photo and video shoots however they must be pre-
approved with written consent by the owners. Additional fees apply in addition to our traditional rental rates for these
circumstances. Should these occur without prior written consent, it will result in an additional $500 fee and forfeiture of security
deposit.
13. Parking: We have free parking available onsite in an attached garage for up to 2 vehicles. Additional spots are available directly behind the unit but must not obstruct inflow/outflow for other units. Vehicles need to be parked in the garage or behind the Property (leftside). Do not block or obstruct the driveway or adjacent properties. The city strictly enforces parking restrictions and if you violate any of the above, your vehicle may be towed or booted. Any expenses related to not following parking directions will be the responsibility of Guest(s). Parking: We have free parking available onsite in an attached garage for up to 2 vehicles. Additional spots are available
directly behind the unit but must not obstruct inflow/outflow for other units. Vehicles need to be parked in the garage or behind the Property (leftside). Do not block or obstruct the driveway or adjacent properties. The city strictly enforces parking restrictions and if you violate any of the above, your vehicle may be towed or booted. Any expenses related to not following parking directions will be the responsibility of Guest(s). No trailers, RVs, boats or non-standard vehicles in parking spot or street per Nashville regulations.
14. Excessive Cleaning: Any left behind bodily fluids such as vomit, urine or feces from humans or pets will be considered
excessive cleaning and will result in the forfeiture of your full security deposit as well as additional fees.
15. Smoking: This is a NO SMOKING property. No smoking/ vaping inside the home, rooftop balcony or property.
16. Smart Home/Security: Exterior cameras at entry door & garage entry point (NO interior cameras). NOTE: other homes in complex have similar style security cameras.

Hi everyone. We are the Nayakwadi family. We, Jenn and Ganesh, have been married for 16 years and we have 4 amazing kids all born and raised in Nashville, TN. We love to host and entertain friends and family. We have fallen in love with Nashville during the almost 15 years we have lived here and we want to open our doors to people visiting the city of Nashville. We love the vibrant enclave within the Nashville community, renowned for its rich musical heritage and artistic culture. This is the essence of Music Hill Oasis.
